A copy of the masterlease must be attached to the unterlease contract. Both the original tenant and the subtenant are responsible for the conditions set out in the Masterlease, so the tenant should have a copy of the Masterleasing. This agreement applies when a carpenter lives with an owner or a member of the owner`s immediate family and shares a kitchen and/or bathroom with the owner. In this case, there is no coverage under the Housing Act. This usually applies to rooms in private homes or in some common homes where the owner`s son or daughter lives with you. If a current tenant wants to sublet the property they are renting, it is a good idea for them to get their landlord`s approval first. As a general rule, the current tenant`s rental agreement lists specific rules for subletting. If written permission from the lessor is required to sublease, the current tenant may use the landlord`s consent for subletting. In most provinces, there is also a rental act or similar legislation that states that the landlord must respond to a tenant`s request for subletting. Some provinces will allow sublease if the landlord does not respond within the time frame set by the province`s rent act.
Other provinces are applying to the local tenant for subletting. In a sublease, either the original client changes ownership and a new client changes for the period specified in the sublease contract, or the original client leases part of the property to another client. The original tenant returns to the property and returns to the property before the end of the main lease, or, in the case of the original tenant who leases part of the property to another tenant, the new tenant moves before the end of the main lease. The subletting may not exceed the duration of the masterleasing (the lease signed by the original tenant at the time of the initial rental of the property). For example, if the original tenant has signed a one-year lease and has lived in the property for six months, a tenant can only rent the property for up to six months. The sublease contract signed between you and the subtenant is separate from the lease, but equally binding.

The tenant should never enter into an agreement with the subtenant that lasts longer than the original tenancy agreement and must not exceed the rent charged to the subtenant, the rent charged by the landlord to the tenant. The terms of the sublease contract should be clear and include: the rental price, the length of stay, the use of public spaces and furniture as well as the price of incidental costs. A copy of the tenancy agreement signed between the landlord and the original tenant should also be given to the subtenant, as well as the sublease contract. The sub-letters are responsible to the tenant for the payment of the rent, the conditions of the subletting and report maintenance and repairs to either their landlord (the tenant) or the original landlord. For example, suppose you leave the country to do an internship at the school and you do not come back for three months. To avoid having to pay the rent of an empty apartment for these three months, you can sublet your rent to another tenant. Once you return from your internship, you can resume your lease.
